When renting the property, you are solely responsible for making it secure when left unoccupied during your stay.

When departing the property please wash any dirty dishes cups etc. Put all towels in the bath and leave the front door key provided on the kitchen table. Any damage to the property or its contents must be reported. We reserve the right to charge an additional cost if the cottage is damaged or left in a very unclean state.

Use of School House as a holiday property is at the holidaymakers own risk. No liability shall fall on the owners for injury to the holidaymakers or for the loss of personal property belonging to the holidaymakers. We recommend that holiday insurance should be taken out.

Under no circumstances can we be held responsible for weather conditions: We shall be unable to refund your holiday if you have to cancel or change your travel arrangements in any way because of adverse weather conditions, industrial dispute, terrorist activity, natural or nuclear disaster, fire or any other unforeseen circumstances. For these reasons, it is very strongly recommended that you take out cancellation insurance for your holiday.

If you cannot go on holiday & School House  cannot be re-let, you are liable to pay the booking in full, even if you cancel before paying the balance. If we succeed in re-letting School House for that same period we will refund what you have paid us less a £50 administration charge.

In the event of a cancellation after a booking has been confirmed, you should write to us as soon as possible. The date of cancellation is the date on which we receive your letter or e-mail. Refunds will be available as per the following:

Bookings cancelled more than four weeks before due holiday start date: Refund of payment made less £50 administration charge.

Bookings cancelled less than four weeks before due holiday start date : No refund

If we succeed in re-letting School House for that same period the above refund policy does not apply.

If for any reason beyond our control we are unable to provide School House, we will refund all monies that you, the holidaymaker, have paid us in full and the holidaymakers will have no further claim against the owners.

By making an email or telephone booking with deposit/payment made by bank transfer, you are deemed to have accepted these booking conditions and you must ensure that all members of your party understand & comply with these terms. A contract has been entered into governed by law.

The owner reserves the right to demand the immediate departure of any holidaymaker/s not complying with the booking conditions, or for any conduct detrimental to the property.
